WDS Responsibilities

On a typical real estate development project, Wright Development Services will (within its reasonable power):

A.  advise and consult with Owner in its negotiations (or advise or consult with others in negotiation)  for the purchase of the Land, and assist Owner in meeting all requirements necessary to close that land purchase transaction;
B.  prepare such economic analyses as necessary for Owner to evaluate the economic feasibility of the Project;
C. 
prepare preliminary schedules for the Project indicating the duration and sequencing of the significant aspects of the Project;
D.  
make presentations to governmental and neighborhood groups, as necessary, to secure support for the project;
E.  
commission and coordinate the preparation of appraisals and/or feasibility studies for the Project if required by Construction Lender or Permanent Lender;
F.  
assist Owner in selection of the Architect, and represent Owner in the negotiation of the Architectural Services Agreement;
G.  
coordinate the performance of the Architect (in accordance with the Architectural Services Agreement), and represent the Owner on decisions relating to the design of the Improvements;
H.  
assist Owner in selection of the Civil Engineer, and represent Owner in the negotiation of the Civil Engineering Services Agreement;
I.  
coordinate the performance of the Civil Engineer (in accordance with the Civil Engineering Services Agreement), and represent the Owner on decisions relating to the engineering design of the Improvements;
J.  
assist Owner in selection of the Contractor, and represent Owner in the negotiation of the Construction Contract;
K.  
work with Architect, Contractor, Civil Engineer and their sub-consultants in “value engineering” efforts to secure the best possible product at the lowest price;
L.  
review the performance of the Contractor (in accordance with the Construction Contract), and represent the Owner on decisions relating to the construction of the Improvements;
M.  
endeavor to secure construction financing on terms most beneficial to Owner, and cause to be met all requirements necessary to close the construction loan with the Construction Lender;
N.  
process and submit to Owner a monthly request for funds to be advanced by Construction Lender pursuant to the Construction Loan Documents;
O.  
endeavor to secure permanent financing on terms most beneficial to Owner, and cause to be met all requirements necessary to close the permanent loan with the Permanent Lender;
P.  
assist Owner in selection of the Landscape Architect, and represent Owner in the negotiation of the Landscape Architect Services Agreement;
Q.  
coordinate the performance of the Landscape Architect (in accordance with the Landscape Architect Services Agreement), and represent the Owner on decisions relating to landscape and irrigation design;
R.  
work with governmental agencies to secure approvals, permits and licenses required for the proposed development;
S.  
work with utility companies providing service to the proposed development, including the granting of easements to such companies as necessary, and coordinating the location and installation of such utilities;
T.  
provide to Owner monthly updates of the Project schedule indicating the projected duration and sequencing of the significant aspects of the Project;
U.  
review and approve invoices related to the Project, and submit (monthly) a schedule of such invoices to Owner and Owner’s accountant for payment;
V.  
provide to Owner monthly reports reflecting actual and projected Project costs versus budgeted Project costs;
W.  
provide any other services reasonably required to bring the Project to fruition.
